The Open House Email Template That Fills Saturdays (Steal This)

A great open house starts on Tuesday — in the inbox, not on Saturday at the front door. This is the email template we use to fill open houses for top-producing agents across the country.

Why most open house emails fail

They read like a press release. Address, price, time, "hope to see you there!" — sent. Nobody opens, nobody comes.

The fix is structural, not creative. Three things buyers need before they'll give up a Saturday:

  • Why this one — what makes it worth their time vs. the other 14 open houses this weekend
  • Who it's for — buyers self-select; tell them honestly
  • What to do next — RSVP, drop-in, or text you

The subject lines (pick one based on the list)

  • For your full database: "Open Saturday on [Street] — [the one specific reason]"
  • For active buyers: "You'll want to see this one before Saturday"
  • For past clients: "Know anyone looking in [Neighborhood]? Open Sat."
  • For your sphere: "Coffee + a house tour on Saturday?"

Avoid: "OPEN HOUSE THIS WEEKEND!!!" — it reads as spam and gets buried by Gmail's promotions tab.

The short version: [2-sentence why this house is special — be specific, no clichés]

Why this works

  • Short. Under 120 words. Reads on a phone in 15 seconds.
  • Self-qualifying. The "this is for you if…" list lets the wrong people skip without unsubscribing.
  • Low-friction CTA. A thumbs up reply beats a calendar link every time.
  • Conversational. "No pressure either way" makes it feel like a friend, not a marketer.

The 3-email sequence

Email 1 — Tuesday morning

The template above. Sets the stage with your full sphere.

Email 2 — Thursday afternoon (only to non-openers)

Hi [First Name] — just bumping this in case it got buried. [Address] is open Saturday and we already have [X] confirmed tours. If you know anyone who'd love [one specific feature], forward this their way.

Email 3 — Friday morning (only to confirmed RSVPs)

Hi [First Name] — looking forward to seeing you tomorrow at [time]. Quick heads-up: street parking is best on [Street]. I'll have coffee and the comps printed for you. Text if you're running late: [phone].

One small thing that doubles attendance

Add the open house to a calendar invite. Most agents don't. Buyers who accept a calendar invite show up at roughly 2× the rate of buyers who just say "I'll try to make it."
